Hother Associates acted for Royal & Sun Alliance as Employer’s Agent, Cost Consultant and Planning Supervisor for the refurbishment of this 40,000 ft2 office building in Redhill.

An initial enabling works contract was arranged and managed by Hother Associates, under which one floor of a nearby office building was fitted out, ready for occupation. This allowed the Client’s staff to be relocated from Regent House, prior to the commencement of the main works. The refurbishment of Regent House was then undertaken in two phases.

Phase 1 of the works was carried out whilst a tenant was still in occupation on the lower floors and covered the refurbishment of the second and third floor office space and the re-fitting of the toilet areas to the upper floors. The scope of the works also included the stripping out of kitchen, servery and restaurant areas and their reinstatement to open-plan office space, also the replacement of roof mounted air conditioning plant.

Phase 2 of the works was negotiated with the same contractor and followed on immediately after the completion of Phase 1.

Within this second phase the office space at ground and first floors of the building was refurbished, the toilet areas on the lower floors were fully re-fitted, a new reception area was created and the lifts were overhauled including the installation of new finishes to the lift cars.

External cleaning and re-decorating was also carried out under Phase 2 of the works and the external finishes around the main entrance to the building were renewed.
