Unit E2 of Sussex Manor Business Park in Crawley underwent complete re-roofing and fitting out for the landlord, ISIS Property Asset Management plc and their tenant Avesco. Hother Associates acted as Cost Consultants.
Unit E2 of Sussex Manor Business Park in Crawley comprises 60,000 ft2 of warehouse and associated office accommodation, the whole of which ISIS let to Avesco for their occupation and fit out.
The whole roof was fully overclad to provide a 15 year insurance-backed guarantee, the windows were fully refurbished and a new loading bay door and associated ramp was installed within the existing cladding.
Within the warehouse area the floor was refurbished and made ready for substantial racking. The offices were completely gutted and fitted out with new suspended ceilings and integral lighting and dry-lined wall finishes and the common parts and toilets were fully refurbished.
The VRV air conditioning within the offices was extended and refurbished and a replacement passenger lift was provided.
The contract was carried out under a design and build form in an overall contract period of 12 weeks, with early occupation being provided to the ground floor offices for the tenant after only eight weeks.
